Terms & Conditions Excellent Vacation Homes
Check-In
Check–In time is after 4:00 p.m.Please note: Due to the nature of vacation rentals, cleaning services can require additional time. Residences are not always available at the earliest listed check-in time, especially during peak seasons.
Check-Out
Check-out time for all properties is 11:00 a.m.and is strictly enforced. Any request for late check-out must be approved by Front Desk within 24 hours of departure (only when that particular home is available and a nominal fee does apply). Sorry, late check-outs
are not available during Peak & Holiday periods.

Office Hours are: Monday – Friday 9:00 a.m. - 5:00 p.m.
Arrivals have access to the property keys through the wall mounted lock box which is visibly located near the front door of the vacation home. Please call our Guest Services at phone number (407) 870-2242 no sooner than 1 or 2 business days before arrival
to receive your lock box access code.
Advanced Reservations
Reservations are accepted up to two years in advance. Those that are made for a future period, for which rates have not yet been set, are considered tentative. Once rates are set, notice will be given. At such time, guests will have the option of guaranteeing
their tentative reservation with a deposit.
Group Reservations
Groups reserving vacation residences, which meet specific booking requirements, may contact our reservations department for details at phone number (407) 870-2242.
Minimum Length Of Stay
Length of stay requirements vary by property and time of year. Rentals of 6 nights or less (when available) will be charged a one time cleaning fee (fees vary by size of vacation home), which is automatically added to your quote when booking online.
Deposits and Fees
To confirm a reservation, a USD 200.00 deposit at the time of the booking is required. The final payment of the reservation must be paid in full 30 days prior to arrival date. If a credit card is used for payment, the credit card holder must be able to present
the credit card and sign the sales draft slip at check in.
Payment
Full balance MUST be paid 30 days prior to arrival. We accept money orders, cashiers checks and mayor credit cards. Any balance owing after check-out is automatically charged to the credit card on file.
Taxes
Florida Law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. Tax requirements are subject to change by state and local taxing authorities.
Refunds and Cancellations
Changes in reservations received by Excellent Vacation Homes 31 days or more prior to the arrival date are subject to a $100 processing fee. Cancellations received by Excellent Vacation Homes 31 days or more prior to the arrival date are subject to the $200
non-refundable deposit. If cancellation is received between 30 to 16 days prior to the arrival date, the guest will forfeit 50% of the rental. Cancellations received within 15 days of arrival or no-shows will forfeit 100% of the rental. Special Cancellation
terms apply to special events and holidays - please ask your reservationists for more detail. Please retain you cancellation number as a proof of proper cancellation notice. No refunds are granted for early departure and/or eviction. No refunds or reductions
in rent are granted for mechanical failures or malfunction, interruption of utilities or other maintenance problems concerning air conditioners, heaters, dishwasher, washers, dryers, televisions, VCR, DVD players, game consoles, swimming pools, other appliances
and amenities.
Occupancy
Our homes range from 3 to 15 miles from the Main Gate of Walt Disney World. All properties are limited to the bedding capacity as published on the website and to Registered Guests Only. Management reserves the right of eviction for unauthorized occupancy
(maximum occupancy standards are regulated by the county fire chief and local authorities).
Maximum occupancy: 2 Bedrooms-Sleeps 4 to 6, 3 Bedrooms-Sleeps 6 to 8, 4 Bedrooms-Sleeps 8 to 10, 5 Bedrooms-Sleeps 10 to 12, 6 Bedrooms-Sleeps 12 to 14, 7 Bedrooms-Sleeps 14-16.

Parking
The number of available parking spaces will vary according to the property. Many properties have restrictions for trucks, campers, boat, trailers, etc. Please note that even though garage size may be specified for each vacation home, these are not always
available for parking your car inside. Each home does have it's own drive way where you can park your car.
Smoking
All residences are designated NON-SMOKING, unless clearly specified otherwise. Should indoor smoking be detected by the management company, a $250 fine (used to remove the smoke from the property) will be charged to the guest credit card.
Pets
Pets are only allowed in a few Excellent Vacation Homes properties. These are clearly marked as ‘pet friendly’ on our booking website. Should a pet be found in any non-pet friendly home, a $250 fine will be charged to the guest credit card.
Special Needs
If you have special needs, please be sure to request them at the time of reservation. Our staff will accommodate everyone to the best of their ability.
Barbecue Grills
Some communities and private residences are equipped with barbecues grills. Please use caution when grilling.
Note: Outdoor grilling is permitted only in designated areas. Grilling on pool decks, balconies, or screened porches is prohibited by law.
Cribs, High chair and Sofa-Beds
Most of our vacation homes have a sofa-bed. Any additional requests for roll-away beds, cribs, and high chairs are subject to a fee.
Pool Heating and Safety
Guests acknowledge that lifeguards are not provided. Guests are responsible for the safety of themselves, their children, and their guests. NO reciprocal agreements exist between properties. Pools are for the use of property residents and guests only. There
is an extra charge for the heating of the pools and MUST be pre-paid prior to arrival. (NOT ALL POOLS ARE HEATABLE. IF YOU THINK YOU MAY WANT TO HEAT THE POOL PLEASE ASK FOR A PROPERTY WITH A POOL HEATER AT THE TIME OF RESERVATION – Pool heat cost is $25 per
day with a 5 days minimum charge). Pools are cleaned weekly and there will be times when the pool must be treated where it may cause times when it is not usable.This will be done according to the pool maintenance department schedule and cannot be scheduled
according to guest request. During some occasion when it rains or when screen doors are left opened bugs and debris might get into the pool.
Telephone Services and Charges
All residences have a telephone, which is not connected to a central switchboard. Credit card, calling card, or phone card is required for international calls and an activation fee may be charged. Most local, long distance (within the US and Canada) and
toll calls are free. For more information please contact our office.
Lock-Out Charge
Should you be locked out of your rental residence during office hours, we will make every effort to provide you with a spare key at no charge. However, an after office-hours lock-out will result in a $50.00 charge.
PLEASE DO NOT EXIT THROUGH THE GARAGE. When you do and you lock yourself out then (with the deadbolt on the front door locked from the inside), the only way to get back in is by calling our office to arrange for an approved locksmith. This will result in
a charge of $125.00.
Guest Services and Attractions
Our staff can assist with local area directions, dinner reservations and recommendations, area attractions and much more.
Travel Insurance
We offer travel insurance that will cover trip cancellation, trip interruption, travel delay (daily limits apply) and emergency assistance. The cost is 6.95% of your nightly rate including tax. The payment is non-refundable and may not be purchased after
arrival. No coverage is in force unless payment has been made for this plan.
Substitutions
Management strives to comply with all reservation requests for specific vacation residences. However, due to changes in residence ownership, unforeseen mechanical problems, or any other circumstances, we cannot always guarantee a specific rental property.
We reserve the right to change assignments without notice or liability should a residence become unavailable.
Age
We will not rent to vacationing students or singles under 21 years of age. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit and possible eviction.
Behavior
Loud or unusual behavior is strictly prohibited. Management reserves the right to evict, without refund, any person who creates a disturbance or becomes a nuisance. Violation of any property rules will result in immediate eviction and forfeiture of rent
and deposit.
Entry of Premises
An authorized employee or repairman may enter premises during regular business hours for any purpose connected with the repair, improvement, care and management of the premises. The property you occupy may be listed for sale. If so there is a possibility
that our real estate office will call you and request a convenient time for a showing during your stay. Every effort will be made to schedule showings so as not to interrupt your vacation.
Vacation Rental Managers Association
Excellent Vacation Homes is proud to be a member of the Central Florida Vacation Rental Managers Association (CFVRMA) and is in accord with its rules of ethics and high standards of property management.
Agency Disclosure
Excellent Vacation Homes serves as the representative of all owners in its rental program, and is acting, at all times, in and for the best interest of the owners.
Accidental Damage Protection
The Accidental Damage Protection covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3000.00. Any damages that exceed
$3000.00 will be charged to the credit card on file. If, during your stay at the property requested, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured
for the cost of repair or replacement of such property up to a maximum benefit of $3000.00. Certain terms and conditions apply. Full details of the Accidental Damage Protection coverage are contained in the Certificate of Insurance or Insurance Policy. The
Accidental Damage Protection is included in your total rental costs at a charge of $39.00. By paying for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Excellent Vacation Homes any amount payable under the
terms and conditions of the Accidental Damage Protection. Please contact Excellent Vacation Homes directly if you do not wish to participate in this plan or assignment.
Reporting Damages
The guest must report promptly any loss or damage to the unit or its contents to Excellent Vacation Homes staff by calling the management office at (407) 870-2242.
