Description

This Excellent Vacation Home is of the Excellent Standard category. The villa is situated on a quiet cul-de-sac (no through traffic) in the sub-division Indian Ridge, Kissimmee, close to the SR417 (Greeneway) and SR429. It is therefore only minutes to the Walt Disney World, Universal Studios and Sea World theme parks plus some of the world’s best golf courses. This villa offers free high-speed internet (Wi-Fi) plus free local and long-distance calling within the United States and Canada.

The villa has many extras to make your stay enjoyable. It has been furnished to a very good standard. The great floor plan places the open, spacious kitchen right in the middle of the living room, family room, dining room and 4 bedrooms.

Upon entering the villa, there is the airy living room to the right, with the dining area towards the rear. The well fitted kitchen with breakfast table is found straight ahead. On the left of the kitchen you will find the cozy family room, with a 70" smart TV, and DVD player.

The kitchen includes a full size oven, microwave, large fridge-freezer with ice-maker and water dispenser, waste disposal unit and dishwasher. There is also a full range of electrical appliances and utensils – everything you could want in your home away from home.

The Master bedroom has a King size bed and a 55" smart TV, with en suite bathroom offering dual sinks, walk-in shower, toilet and direct pool access (very convenient for that quick shower before or after a refreshing swim); the second bedroom also offers a Queen size bed and 32" flat screen TV. The other two bedrooms feature 2 Single beds each, one of them also with a 32" flat screen TV. These bedrooms share the second bathroom, with shower tub, vanity and toilet. All four bedrooms have plenty of closet space and a ceiling fan (in addition to the central air conditioning).

From the family room, kitchen and dining area you look onto the pool area. Through sliding doors you have access to the large pool deck (screened in) with the inviting, private pool. The pool area and back yard are fully fenced in, for added privacy. Pool deck chairs allow for that tasty breakfast ‘al fresco’ and sun loungers allow for great late night, pool side relaxing. Enjoy a cookout with the complimentary gas grill, located on the paved patio right outside the pool enclosure.

Near the hallway is the door to the laundry room, where the full-size washing machine and dryer are located. Iron and ironing board are present too. In the garage itself, you will find an air-hockey table, table tennis table (ping-pong), Foosball table, and an arcade style Pac-Man video game console.

Please note: this is not a pet friendly home, so no pets allowed at any time.

As Excellent Vacation Homes is the local management company looking after this property 365 days a year, any technical or other issue is usually prevented before it even gets a chance to develop. But, our 24-hour cover service is always available should you require it during your stay. The villa is fully air conditioned for those very hot days and has reverse air for those colder days.

This was my sixth winter in this lovely home. Feels like home when I walk in the door. The location is great for all things Disney. Only complaint is the traffic in this area. Close to Universal Studios as well. Great place to bring a family. Already looking forward to next winter. I would give Rem at Excellent Vacation Homes

The rental was decent for what you paid for. The nice things were the remodeled interior, the pool, the outdoor grill, the game room, and a central location. The things that we wish would have been better were the beds and pillows. It was hard to get a decent night's sleep due to lumpy beds and pillows. The neighborhood is a bit older but was fine.

Home has a good central location to everything and decently clean. BUT unless you want every thing u do and say on camera and have big brother watching you, can’t even swim in the pool with out 4 cameras watching and ring doorbell listening to your conversations. Let’s not forget the abandoned borders house next door with couches stacked out in the back yard. You must bring everything with including soap to wash your hands and trash bags for the can. The day before our check in someone was trying to get into this home thru the back doors. No propane tank for grill u must buy an entire grill. I’ve stayed in DOZENS of rentals for same price range and location and this was absolutely the worse experience. I wanted to leave night 1 and find something else. No I would not recommend. My daughter also got a fish hook stuck in her toe from inside the pool. Just NO. It’s not a “excellent vacation rental” like the name is. A bank doesn’t have the amount of cameras up as this house does.

Very tired house surrounded by run down properties.
Stained and grubby furniture, and pillows and linen should have been renewed years ago. Poor security, no alarms, safe broken, no security bar on patio door.
Need to update photos annually, so guests can actually see how bad this property really is.

We were pleased overall with the house. It is a bit dated and could use painting inside. The deck around the pool needs to be painted as well. It was reasonably clean however the floor around the toilet was not cleaned properly. Lots of ants around the patio so therefore this should be taken care off. The carpets needs a good cleaning. Needs new dishwasher. Needs new mops, brooms and two garden hoses. Both hoses had holes in them. It's all very simple. Overall it was in outr experience an OK place.

This would have allowed us to correct the issues right away, making your long stay even more enjoyable. The lawn for example is regularly treated for ants (and many other bugs for that matter), which is part of our pest control service. They gladly come out for an extra treatment when that need is identified. We found that the dishwasher is working fine. Yes, we agree it is an older one, yet it is working as designed so no immediate need to replace at this time. Thank you again for giving us your feedback. We have taken it to heart and were able to make the necessary changes where needed. We look forward to welcoming you again in the future.

The house was clean and in a great location! The pool area was so great, we had a great time in that area of the house. The house was nice and spacious. The only thing that we had a problem with was the house has a lot of ceramic tile and with a small one learning to walk that was a small challenge to keep her from hurting herself falling. But other than that small thing we loved the house and would definitely stay again.

Positives:
Indian ridge is a great location for all of Orlando's attractions. The Disney parks are very close and there is a large Wal-Mart nearby. Lovely space in the house. The washer and dryer are AMAZING!

Negatives:
Unfortunately the house had a very bad smell on arrival. We contacted Excellent Vacations who said they would send someone out to investigate (not sure if they did). The smell came and went for the rest of the stay. The pool is solar heated and was far too cold to have a swim in Dec/Jan. We came home one night to several of the neighbours cars parked in the driveway - very disturbing. Cars were gone by morning.

It was nice and clean. Very close to shopping. The only thing that was a disappointment was the outside landscape! Needed lots of work. Sliding glass door screen was off when we arrived and never did work properly.

Lovely villa, well equipped with plenty of space. Well maintained & mid way when we reported that the pump for pool had stopped working it was checked & replaced within 24hrs of our call. Stayed in this area before & cant recommend it enough as it’s so close to attractions but still on a private & quiet estate. Would definitely recommend this villa & this area to anyone. Villa was spotlessly clean on arrival. We had a great holiday & very comfortable stay.

Our family stayed for ten days - and this rental though dated was IMMACULATE ! The bathrooms are updated with marble and tile and the master has a steam shower. The home is very functional. However, the air conditioner is on AUTO AND THEY CONTROL IT ! I roasted it is set to 75 which is too hot for me... it was upper 90's during our whole visit. My only issue was the air and the ceiling fans are noisy and need to be updated... But did i mention IT WAS IMMACULATE !!! Also the beds in the 2 adult bedrooms were very comfortable.

It is a very good house, plenty os space, big leaving room and bedroons. The ktchem also has good space, all equipaments working and good, utensils nice. We did not use swimming pool because the weather was a little cold and raining. The only suggestion we have is to adjust the air conditionary to a lower temperature because the house became too hot the way we found.
The location is very good specially if you go to the Parks around. The Condominium is quiet and safe. We truly recommend this house to any family.

My family of 7 stayed at this home for 2 weeks in July to enjoy all of the many tourist locations in Orlando. This home is located in a quiet suburban neighborhood roughly 10 minutes away from the Disney World parks, 25 minutes away from the Sea World parks, and 45 minutes away from the Universal Studios parks. We were all very comfortable in this home and really appreciated having such a comfortable home to return to at the end of our long days at the theme parks. The home had more than enough room for all of us and the owners even provided every amenity you could ask for. We love this home and hope to return some day soon!

Overall, we enjoyed our stay in the rental home.
Negatives: The biggest issue we had is that there were an overabundance of signs posted with red underlined capital letter writing telling you what to do and what not to do. We felt like we were being scolded right when we walked in the door. I would recommend easing up on this. Not being allowed to leave more than one load of laundry behind seemed ridiculous as we slept in the sheets and used the towels until we left. Also, the amount of cameras felt overkill as well.
Positives: The home is clean, the beds are comfortable, there were plenty of towels, and it looks very much like it does in the listing photos.

Great location is very short to all stores, parks and everything we needed.

When we arrived the beds where dirty, like they had been slept in and not changed. dirty sheets and a bunch of hairs in the sheets of ALL the beds.
The dishes and glasses with food on them in the cabinets! filthy dirty. The spoons, forks, and knives in the drawers also with food leftovers on them. The refrigerator dirty with food leftovers in and ketchup or something in the shelves obviously not cleaned. We went to a store and bought new sheets and recyclable dishes and glasses.
We also bought a cheap cooking pan and left in the house. the cooking instruments are very poor. and dirty. Even the cabinet handles were greasy and dirty. The toilets were clean and the floors in the house. the Pool was nice, a bit cold this time of year but we still used it.

Check-in and out very good. We had an incident with carpenter ants coming in through a closed window in the master bedroom and crawling on the ceiling and into cabinets and just all over the place. hundreds of them. even though we never opened the window they were coming through a crack somewhere. We called the Excellent vacation home and after some hard push, they sent an exterminator to get rid of the ants. they found a nest right outside the Masterbedroom window.

House is good, just needs someone to take better care of it and clean it professionally before guests arrive. Until that is taken care of I would not want to stay in this house again.

We enjoyed our time at this vacation home. It was very clean and the pool was beautiful even though it was too cold on our trip to enjoy would be great during the summer. We loved the themed bedrooms for the kids Spider-Man and Princess. Great location we were on Disney property in 10 minutes. Only complaints would be that it is not the most kid friendly, lots of glass furniture and lovely nicknacks we had to watch out for around young children. If your kids are older probably not an issue. Also the pillows are prety bad. would have given a perfect score if they were upgraded. Overall great stay

Overall, I feel that this was a very clean house and appropriately labelled but not overwhelming. Nice quiet neighborhood. The decor is definitely outdated but it didn't bother us. My only suggestion would be to put in a bigger table. Since the house sleeps 8 people, it would be nice to be able to sit at a large table together when eating. You could potentially take out the out dated furniture in the sitting room, which no one uses, and put the TV entertainment center there. That would free up the space current TV room space for a large table. Again, nothing major just a suggestion.

I expected the kitchen to have condiments such as salt & pepper, ketchup, etc. I was not aware that we were expected to wash the towels or put in new trash bags. That would not have been a problem if the house had soap detergent and trash bags. There was not even an extra roll of toilet paper! I had to go to a store to buy toilet paper, trash bags, detergent & dryer sheets, etc. It would not have been a problem had I been aware, but there was nothing I read to indicate I was required to buy the products.

The property was everything we were looking for in accommodation for our Disney trip. It was perfectly situated close to the parks but in a quiet spot away from the crowds. The amenities such as the pool, WIFI, big TV and barbecue were all excellent. We would definitely stay in the house again and recommend it to others. If we had to pick one thing to criticize it would be that the decor is somewhat dated and could do with bringing up to date, as it felt like it was stuck in the 1980s. However, that didn't spoil our enjoyment of the house or the trip. Overall, staying there was a very good choice.

Overall a nice property. However was extremely disappointed after our long drive that when we arrived there was no soap supplied with which to wash our hands. Luckily had our bath gel or going to the bathroom would have been a problem. Also no extra toilet paper. We were not aware of the spareness of the basic cleaning needs and had to start our trip with a run to the local CVS in order to stock up. Would prefer to have been made aware of the requirement that we had to provide trash bags etc before we got there. Also the wireless internet did not work and we had to call the company twice to try to get it fixed. The DVD player was also not working. That being said the house was clean and we'll appointed with furniture.

This home was perfect for our two families. We all had ample room to have a great nights sleep and be ready for the next day. The guest services were so helpful... i accidentally left our tickets in Maine and they got us copies as soon as possible as well as the property manager (who is on call and answers asap) who provided us with a po box to mail the rest of our tickets to. They made our stay, with unexpected bumps go smoothly for everyone. The house is very nice and clean, and the location is so close to everything that it was like a walk in the park. Plenty of amenities were provided to make our stay wonderful. I would recommend your home to anyone traveling that way, and would stay again if i were going in that direction. Thank you for letting us stay with you and thank you for all of the above and beyond help with our tickets... :)

Overall it was a good rental house, the house was very clean, everything worked fine, my only complain would be when we arrived the cutlery was dirty in the drawer, and the last night of our stay suddenly the water faucet broke , all the water was splashing out. My husband was able to shut off the water line from the house , but the management answered us very fast and we were able to manage it. Thankfully that didn't happen after we left the house but other than that we had a good stay in the house.

This 4 bedroom was very easy to locate and the pictures of the home were spot on. It was clean ,spacious, and well laid out. A modern washer and dryer that worked perfect. The kitchen was well appointed and with the exception of frying pans that were mostly unusable ( owner said he would replace these ). it was good. Some reviews said the furniture was dated but we found it to be clean and comfortable, and thought overall the home was decorated well. TVs were better than what was shown in the pictures. The master bedroom stayed cool enough with the thermostat on 75 with the ceiling fan operating but the back three bedrooms were to hot at night, the ceiling fans are to hard to operate being connected to digital wall switches ( we bought a cheap box fan from wall mart to help) We think 75 is to high for a night setting.The pool was very clean and refreshing.Our biggest problem on this trip was the WI-FI , a call from the owner and resetting the breakers fixed it the first time. Very responsive. The second time the battery backup failed and caused a very annoying siren sound but that was fixed that evening. We did have a few tiny ants in the kitchen that were somewhat annoying and a couple of water roaches in the bathrooms, but this is Florida, and we were not overrun.Over all we were very happy and enjoyed our stay and plan on doing this again in the future.

We have always stayed in the Disney resorts, mainly the Vacation club villas since we are members. But this year we tried something different and were pleasantly surprised. The distance to Disney was WONDERFUL. Less than 10 minutes AT THE MOST to get to the parks. A great alternative to the Disney Resorts! The home's decor is a little dated, but who cares? We didn't. The home itself and what it had to offer was very comfortable. The pool is large enough for our family of 6. My only complaint is they need to invest a couple hundred dollars to purchase newer pots/pans/coffee maker/small kitchen things. Other than that, everything was wonderful and we would recommend this to anyone.

We had a wonderful experience in this home. Good location and the pool was perfect for us. The only negative was that the air conditioning unit did jot keep the house very cool and the ceiling fans were noisy. We enjoyed sitting outside by the pool. We were also close enough to get to the highway, but far enough outside the crowds to relax.

Very comfortable stay in this spacious 4 bedroom house. Good price. Only downside is that no store is at a walking distance so for everything gotta get in the car... Though the stores and Restuarents are pretty close (in a car).
Couldn't use the pool though... Water too cold.

I thought it was the best way for a family of 5 to enjoy a week of going to the theme parks, Old Town, and to get some rest. The privacy of having your own pool, separate bedrooms, was great. I loved the layout of the house. I give everyone involved 5 stars.

We stayed at the property at the end of July 2015. Property description and photos were accurate. Some of the furnishings are older but are clean and in good shape. The only suggestion would be to get different bed springs for the mattress set in the master bedroom because the slightest movement would make them squeak. The house was centrally located for our trip to LEGOLAND and a drive of an hour or less to Coco Beach and Tampa. We received our information about the house promptly from the management company. We did miss the trash date as the date listed above the trash cans in the garage is different from the information listed in the binder inside the house - so that would be a suggestion to make sure all of the information matches. Otherwise everything was great! Kids loved having the pool and we enjoyed using the grill. We had never rented a house before but we have decided that we will definitely rent a house for our next trip to Florida. We would definitely recommend this house!

Have never rented a house before was very nervous because I was not sure what we were getting into. The house was excellent it was very clean and house was in a very nice and quite neighborhood the kids loved the pool. We will be back. We would definitely recommend this house.

We had to contact the agent to have the pool cleaned as it stated that it would be cleaned weekly and it wasn`t,pool cleaners arrived promptly and carried out the work. The pool area was in a poor state the overhang from the rear of the house the ceiling was filthy dirty and when it rained it leaked. The bedding for the sun loungers on arrival was soaking wet and filthy and could not be used. The interior of the house was good apart from having ants all the time in the family bathroom and the bed by the window in the princess bedroom which i started to sleep in was infested with ants and i am still sufferring with ant bites to this date(i chose to sleep elsewhere after finding the infestation).

This rental was perfect, we are a family of 7 with 6 on this vacation and space was not an issue at all. I would definitely rent this again but must mention 1 concern, the master bedroom bed really needs to be replaced!

The property was wonderful, and we enjoyed our stay. The staff were very accommodating when a storm damaged the property we had originally rented, and we were upgraded to a larger home. The only thing that wasn't perfect was the location. If we were mainly interested in a Disney vacation it would have been perfect, however, we had originally chosen a home much closer to our family that live in Orlando, and the drive to visit with them each day was less than ideal.
