Description

This Excellent Vacation Home is of the Excellent Standard category. The villa is situated in a quiet neighborhood right off Osceola Parkway, a few miles east of the Florida Turnpike. It is therefore only minutes to the Walt Disney World, Universal Studios and Sea World theme parks plus some of the world’s best golf courses. There are supermarkets and dining (both formal and informal) nearby. Everything you could possibly need really is close at hand. Dogs are welcome in this pet-friendly home, so no need to separate yourself from your four-legged friend when visiting FL.This villa offers free high-speed internet (cable and Wi-Fi) plus free local phone calls.

The villa has plenty extras to make your stay very enjoyable. It has been furnished to a good standard. When entering the villa the family room is straight ahead, with the dining room (seats 6), kitchen and breakfast corner to your left. The 3 bedrooms are also located on the left side of the house. There is a spacious, well fitted kitchen. The family room and Master bedroom look onto the pool area. From the hallway you have access to the garage where the washing machine and dryer are located. Iron and ironing board are present too.

The kitchen includes a full size oven, microwave, large fridge-freezer, waste disposal unit and dishwasher. There is also a full range of electrical appliances and utensils – pretty much everything you could want in your home away from home.

The breakfast area (seats 4) is right in the kitchen and has lots of daylight. The family room with digital cable TV leads you to the sliding patio doors towards the swimming pool area, which is fenced in all around for your privacy. Pool deck chairs and sun loungers allow for late night, pool side relaxing. Pool heating is not available at this vacation home.

On the rear end of the house is the master bedroom with Queen Bed, large walk-in closet and the en suite bathroom, with vanity, walk-in shower and toilet. This bedroom has cable TV. The other two bedrooms have 2 Single Beds each and their own closets. The shared bathroom for these bedrooms is at the end of the hallway and has a vanity, shower tub and toilet. The family room, master bedroom and one of the bedrooms with 2 Single beds have a ceiling fan too, in addition to the central air conditioning.

We spent a week in this beautiful home. Everything was set up perfectly and the house, pool and yard were all spotlessly clean. The location was great since our family lives nearby in Saint Cloud so we come down to visit them and not the theme parks so we avoided the congestion and traffic lights of Kissimmee with this location.

First, EVH is the managing company and did everything they could to make our stay as safe and secure within their abilities. I do appreciate what they could do (clean, change lights out, have the pool cleaned again, lawn mowed). Granted we had already checked in and needed to have this done, but thank you EVH. VRBO got involved after days of concerns and after 11 hours throughout Wednesday and Thursday they offered to rebook us. Unfortunately it was Thursday before the holiday weekend and by the time this was offered and nothing was available. So we had to stay or be in a hotel. There was 6 of us plus a large dog, so a hotel wasn't an option.
It seems this property had not been used in a long period of time prior to us. Garbage can was almost full and rotting by the time we checked in.

Now onto the property itself:
Pro:
Close to groceries, walmart, liquor, and the highway.
Can accommodate 2 normal and 4 “light” size adults + a pet.
Cons:
Pool is in terrible condition. Mold along the inside edge and the pool deck is in very poor condition (use caution). I would not recommend going underwater if you value your health. Pool screen allows bugs and small critters in and is very rusty. Be careful when near it.
Property condition as a whole has been neglected by the owner.
All appliances are in very poor condition and falling apart.
Paint is chipping off walls and trim throughout the house inside and out.
Not to mention (no control of the owner or EVH), the neighbor has security cameras in the back corner of their house that could be overlooking this backyard and pool area. Creepy! Not too mention not very friendly.
We will not be back to this property if you paid us. It should be pulled off all sites until it is completely renovated. Very dangerous and unsanitary.
Renter beware, spend a little more per night and get a better quality property.

Rented this house for a short vacation before my husband left for deployment and it was perfect for what we needed it for. We brought our dogs- and the fenced in backyard was perfect for them. We also really enjoyed the private pool. We spent 2 of the days at theme parks- and it was about 25 minutes to all of the parks and disney springs. We didn’t mind the drive. The house is older, could use some tlc for aesthetics and not up to date on appliances- however we made the best of what we had and it worked for us. We only spent one full day there- so it worked for us. The gentleman that is responsible for this property, Rem, was so nice and quick to respond to my questions. We even had a problem with the alarm system (i did not realize it was motion activated so it went off when my dogs moved in the house) and Rem quickly called me to asses the situation and we were close enough to turn around and go back to disarm the system so it wouldn’t keep going off. The instructions were clear on how to enter/exit/check out of the house. Overall, we had no complaints and enjoyed our stay! We would recommend & would stay here again!

This house is clean, has plenty of room, and is conveniently located near shopping centers and grocery stores. We discovered that the house is actually much larger than it looks in the pictures. It is an older house and well used, but the AC and all the appliances work great; however, bring extra towels if you have a full house. Pool is completely enclosed. Fence is old in spots and has small gaps, so you may need something to block the exit of small dogs (we used removable animal fence barriers from Amazon), but the fence completely encloses back yard, which seems to be rare in this area. Communication with manager was excellent and handled battery issue with alarm within hours. I would definitely stay here again.

Was clean, a little tlc would go a long ways, sliding doors were terrible to open, disposal in kitchen didn’t t work. Was in a great spot for seeing all attractions. Couple holes in fence where dog could get thru. All and all, it was a good stay and great location,

The description of the property is adequate. The yard is fully fenced, however the gates are rope tied shut. The screen on the pool was ripped and popped out in one section when we arrived and the crew came to fix it unannounced during the week, thankfully while we were there. The layout and the amenities are accurate to the description.
The property was clean, it needs some minor maintenance on some important things. the screen for example allowed some lizards into the pool area. The sliding door was a bear to get open and shut. The blue shag carpet in the main bedroom was dirty and smelled, and the master shower had little to water pressure. The rest of the place was in prime form. Some simple maintenance would fix a lot of the issues.
We never had to contact the management so we saw that as a great sign!
The neighborhood is mostly lived in, not vacation rentals, the cops were at the neighbors twice while we were there.
I would stay here again, the dogs enjoyed the place and it really is 20 mins to Disney and Universal. We went for the dog show, so our dogs were the priority.

The house was perfect size for 3 adults and one small dog, and conveniently located. The pool is not heated, but for the time we were there (late March) it was ok, as we had 90's so the cooler water was fine. The house could use some TLC. In need of some paint and new baseboards. Hot water in master bedroom turns on to the right!! It was fairly clean, but we swept it well, corners and under furniture, and it needs more attention in that department. But perfect location, and beds were fine....couches were a bit too soft for us old folks. Outdoor front light didn't work & should be fixed, pizza delivery wasn't sure he had the right house. However, we enjoyed our stay, house was comfortable, and we were satisfied! (My hubby does home repairs, so of course, he said he thought owners should be aware, as it would help their rental. Easy to rent, easy to access as we got in late on Saturday, and manager was super nice as I had called about the shower in the master. Good restaurants in the area, Applebee's, KFC, a rib place, Olive Garden, Domino's Pizza...you won't starve!! All in all, a great 2 weeks, thank you!!

Home was in a quiet neighborhood. I would stay again if they did some updating. Walls were dirty and could use a fresh coat of paint. Bed was hard, it was like sleeping on the floor. The front entryway and fencing needs repair. The pool was dirty when we arrived. We did reach out to property management that evening we arrived. They called us back the next day. They said they would have someone come out that day to maintenance it. This would be a great rental , if they did basic upkeep on the home.

The house was conveniently located near shopping and the Florida Turnpike and other expressways. The house was clean and comfortable but it needs a little love and care. Doors, interior trim and paint plus appliances need to be updated/refreshed. The garage also needed cleaning. Some of the patio furniture was broken. The pool is in very good condition and is properly maintained. We enjoyed sitting outside to enjoy the warm Florida air and breezes.

We had a couple of issues (smoke detector and front door lock) that were quickly resolved by the property manager. Communications with the property manager throughout the reservation, check in and check out processes were excellent.

Overall, an enjoyable month long stay.

The house is homey and comfortable. It’s in a residential community with local residents around u so if u plan on partying this is not the house for u. Pool is big but cold I wasn’t informed the pool is heated so not sure about that everything we needed for cooking was there and also had a washer and dryer. House is a little outdated but again great location and very homey I would definitely recommend it and stay here again

Hi we had a great time. Would recommend a few items with the rental, a broom and dustpan would of been handy had to buy one. A little WD 40 would of helped the noisy patio door. Would recommend a new toaster, new frying pan and a couple of cushions for the outside lounge chairs. The lounge chairs get a little hard on you butt after a while. Otherwise location was great and weather was beautiful.

The home size and location was perfect. The pool was wonderful for the kids. Only thing I would suggest is the owner should upgrade on the mattresses, pillows and beddin, utensils etc but they were clean. The sliding doors need some WD40, a bit hard to open. Overall it was a good stay.

Our family thoroughly enjoyed our time in your lovely home-away-from-home. The house was clean, and we were able to enjoy spreading out and getting some privacy. The beds could use updating, and we wished the pool had been heated, but overall definitely worth it for the price! Nice, safe neighborhood and convenient to all the attractions. Will absolutely be glad to stay again!

My family and I recently stayed here over spring break. The home was very clean and the kids loved the pool. The enclosed yard was great for my dog while we were at the theme parks. The mattresses could use updating. The master bed was very hard. The shower faucets in both bathrooms are switched so the hot water is on the cold setting. The kitchen could use some updated cookware especially a pizza pan. There were places nearby where we could get supplies which was nice.

This house was very nice! Large rooms, a nice living room, a very nice pool (even though we didn't get to use it). The management was very professional since the beginning. Sending contract, giving specific information and even helping us out when we had a problem with the alarm system. Very quiet neighborhood, with all the necessary nearby. I would definitely stay there again, recommend to friends and do business with this company again!

I recently stayed at this vacation home while visiting Disney and Universal. The home was well kept and the perfect stay for my children. The pool was kept clean and maintained. The pool maintanece was done during the week while we were there. The home comes with all essentials- washer & dryer, dishes and cookware, linens and towels. They home was provided with starter kit of soap and detergents. We only had to purchase toilet paper and laundry detergent because we had 6 people. I would highly recommend staying here. And if I come back to Florida I will contact Excellent homes for a vacation property!

A great House with a big pool. About the pool, it needs to have the floor of the pool cleaned, there were a lot of sand on the bottom. The Net around the pool needs some repairs, there were several holes in it. the sorroundings of the pole there were a lot of old spiderweb.
Inside there were a lot of smal insects att the coffee table.
In the kitchen it would have been nice if there were more than 2 teaspoons.
A couple of egg cups would be an improvement. and 2 wine glasses is not enough

This home was in a quiet and peaceful neighborhood. Very well kept and very clean. I would definitely stay here again. It's close to shopping and all attractions. About 5 minutes from food and Walmart. The pool was a bonus staying in the heat of July in Florida. My family had a wonderful stay here.

The house is conveniently located for Orlando area attractions yet neighborhood is quiet. Although it was worth the money and I will likely stay there again, there are some relatively inexpensive upgrades/repairs that would make it much nicer.

1. Add pulls/knobs on kitchen cabinets/drawers. They stick and are hard to open.
2. Add curtains in the bedrooms. Vertical blinds are NOT private.
3. Garage door opener
4. Updated instructions for alarm system and wireless internet
5. Power wash small patio off master bedroom
6. Need larger frying pan, mix master (only one beater found), and better can opener.
7. Make permanent fixes to holes in fence. I had to get chicken wire and tin snips to cover the holes so my dogs were secure in the yard.

I selected this house because it was pet friendly. My pets are all under 20 pounds. There were stains on furniture and bed skirts that were obviously made by previous occupants with much larger dogs. Since we pay extra for pet cleaning, owner/management should make sure you're getting what you pay for.

Despite all that, I would stay again. Much better than staying in a hotel with pets.

First I would like to say that I was glad to find a home to rent so close to spring break. When we arrived at the home it looked nice. When we walked in the home, it needed some repairs and a lot of updating. The couch needs cleaning. It has 3 (looks like pet stains) on it. The beds are VERY hard and uncomfortable. If you like hard beds you will be fine. We do not like to eat out very much on vacation. We expected the house to have a grill for people to cook. There was no grill. We ended up having to buy one then left it there for other renters to use. It says you are limited to 1 bag of trash. Excessive trash there will be a charge. Still have no idea how you can go a week with just one bag of trash. Plus there were no trash liners in the trash can. We had to go buy trash bags then pack them in our suitcases to bring home. The pool area was fine. But, the table outside is rusty. The back fence had fallen over. If we would have had a pet we would have had to keep it on a leash otherwise it would have gotten out. The air freshener that is used does not smell good either. I would rent again if these things were fixed and house was updated.

Many guests enjoy the somewhat firmer mattresses, and the great thing about these is that they remain comfortable for many years. The home is very nice. The neighborhood was very quiet. The home is equipped with everything you may need in a home. The pool was EXCELLENT!! Everything was perfectly fine therefore I never had any reason to call the property office. The amusement parks are maybe 20 min away and the property office also gives you discounts on the tickets.(Flex tickets are also great) The only downside is besides the pool, there is nothing else for children to do in the home. Overall it was a pleasant experience and I will definitely do it again. Thank you!

You get what you pay for. This is definitely not a posh house and won't provide any luxury experience. Having said that, we were on a budget and this place fit right in it. 20 to 30 minutes from major parks and close to freeway. The toilets seat in the common area was kind of small, the shower area of master bed was tight too. Refrigerator didn't make ice, shower had warm water when you turn the tap to cold... The air conditioner was pouring cold air in master bed and the kids room was relatively warm.

Rest all was good, remember, it is not an expensive place & that's most important for us.

We then spotted them too and asked pest control to treat, which took care of that concern (the homes are treated regularly, yet in this climate sometimes an ad hoc, extra spot treatment may be necessary, which they always gladly carry out). It was as if we were home every night. The convenience of coming back to a home setting as opposed to a hotel every day was worth the money we spent. We had restaurants and grocery stores within 5 minutes of our location which is ahuge plus for vacationing.

Very happy with our stay this past weekend and hope to stay again in the future. Property could use some updates, but was still very clean and enjoyable. Pool was wonderful and location was perfect! Neighborhood is nice and neighbors are very friendly. Customer service was great and I knew if I needed anything they were there to help.
Only complaint was the yard is not fully enclosed. After reading reviews I spoke with someone and mentioned that concern specifically. I was told it was ok. There was a detached panel and also a gap between the fences that allowed my pup to take off through. Losing her and then trying to find her was not a highlight of the trip. Enclose the yard properly and you'll have repeat customers for life. We take yearly trips and would love a safe environment for our pups. Overall I was pleased with our stay and the house itself. Much better than staying at a hotel!

The reasons for the review
The carpet is coming up by all the sliding doors, the big sliding door in the living room is extremely hard to open and close, the garage smelled like cat pee , the pool is not taken care of there was green algae/dirt on the sides of the pool could not swim and enjoy the pool, when they came out to put the recycle bin out they put the trash can I had to change to the corret bin. I was in all very upset with the condition of the home.

When I arrived the key pad would not work and kept saying I had " ran out of time" or I had put in the wrong code. The facilities were basic but clean apart from lots of tiny little bugs in the kitchen and one of the bedrooms. Three panels of the pool screen were missing which wasn't good for being by the pool at night. The area was nice as was the location.

The house was great inside and we would rent it again! Me and my wife slept on the couches because the bed in tge master was very uncomfortable. The kids liked the two beds in each room. The pool was about 5 feet deep and the kids loved it. The only turn off was the neighbor who's security camera's were towards the rental next door not his own home. A 1/3 of the pool was covered by the neighbor's camera. I would not rent if you want privacy in a pool with your wife. Also the lawn is pretty brown and dirt all by the front door. All and all good for a family vacation, great Disney getaway, but for a couple wanting to enjoy the pool "i don't know". Me and my wife were looking foward to late-night swim just the two of us but not with a camera aimed towards us.

I just rented this property for 14 days and as soon as we got to the property the pool water looked a little mirky, by the 3-4 day the pool was full of algae and I had to call the company so they can send a tech to clean the pool, the tech came by and he said the pool was service but we need to wait 24 hours to use it, the pumps were not working, the pool water now was turning green and we had to call the company again to have the tech come by in 2 days to service the pool again, the tech service the pool and we had to wait another 1-2 days for the water to be safe for us to use it, we ended up renting a hotel room just to use the pool, I reach out to the manager to see if they can give us a partial refund and they never answer my emails, not worth the experience and the troubles.

We thoroughly enjoyed our stay and found the rental company very helpful,particularly when the smoke alarm went off and couldn't be stopped.
The villa was very clean but thhe furnishings and fittings are tired and could do with some TLC.
We loved the chocolates !!!!!

I'll keep it nice and simple, we stayed in the house from 26 June until 09 July 2013. The house is 3 bedrooms, 2 baths, is located in a nice neighborhood and it is in good condition. It's got nice pool, but my only "issue" was with the furniture being a bit outdated in our opinion. Nothing that should keep you from staying there, as most hotels or rentals don't have the newest furniture either. We'd definitely stay there again if we are ever in town again!!

The vacation property was good, the only problem we had was with sugar ants. We purchased about $30.00 worth of breakfast food and placed it on the counters not knowing about the sugar ants. About an hour later everything was covered in ants. They did come the next day to spray.

Dear Betty, thank you again for staying with us. Yes, we are sorry you had to learn about sugar ants the way you did. Despite regular pest control measures performed in all our vacation homes (a necessity in Florida climate) we cannot prevent all pests 100%. Leaving fresh produce out on the kitchen counter for some time will most likely attract ants eventually. We gladly assist should something like that happen but prevention is the best way to go of course. Glad you enjoyed your stay overall and we look forward to seeing you again next time you visit the area.

The pool was dirty when we arrived and the grass was very high. One sliding door was sticking, pantry door was off track. Coffee pot way too small for 3 adults. The house is in need of some upgrades.

Dear Rick, thank you for your review. Inclement weather the day prior to your arrival caused some dirt to wash into the pool. As you know, it was cleaned the very next day. The lawn is mowed weekly and that also took place the next day. With the heavy late afternoon rain showers during June it doesn't take long for the grass to grow high here in Florida, but the weekly cut keeps it in shape. We have implemented a new, 12 cups coffee maker in response to your feedback and purchased a new sofa and love seat. We look forward to welcoming you again the next time you visit the area.

The rental home was great. it was clean and comfortable. We didn't realize that it would be such a big-city atmosphere. If you want to go to Disney and the other attractions, it's ideal.

WE HAD ARRIVED LATE IN THE EVENING . THE POOL WAS NICE AND THE HOUSE WAS SATISFACTORY. THE WASHER LEAKED WATER ALL OVER THE FLOOR. THE MOTOR IS GOING OUT ON THE DRYER AND THE START SWITCH STICKS. WHEN THE LAWN CARE COMPANY CAME TO CUT THE GRASS AND TRIM , WE WERE NOT NOTIFIED AND THANK GOODNESS WE HAD PUT THE RENTAL IN THE GARAGE WHEN THEY WERE THERE FOR THEY HAD FLUNG SOMETHING AT THE FRONT DOOR . WEW HAD A NICE TIME ,, BUT DID NOT REALIZE WE HAD TO TAKE THE TRASH TO THE CURB AND RECYCLE WHILE ON VACATION . WE WOULD GO BACK AND RENT FROM THIS COMPANY AGAIN .

This house was great. We would definitely stay here again for the price. Very cozy and homey. There were only a few minor details that would be better if addressed. The couch was like sitting on sandpaper, but we covered it with blankets. The kitchen and all the appliances were very outdated but fully functional and clean. Aside from that, it was definitely a place we could see ourselves living in!

This house was perfect for us. Loved the cozy living room and the pool. The beds could use a bed pad or something to soften them up, but I'm spoiled. Perfect for the kids and dog, just had to block the back corner of the yard. Overall, very satisfied, and we'll be back if we do another vacation in the area. Thank you!

Beats the heck out of staying in a hotel. We loved the convenience of being on our own with a private pool etc. Apart from a few minor repairs the house was in very good condition, was conveniently situated. We will certainly be looking at renting again.

The home is outdated. The home is close to Disney and is in a older neighborhood but a safe location. The screen over the pool needs screens replaced in order to keep the bugs out of the pool. The property management company did a great job in trying to fix any issues with the property during my stay. Would not stay at the home again unless updated and repairs done.

Enjoyed the stay. Convenient neighborhood, clean house. My only complaint is the pool; which had an abundance of dead gnats (better than live ones I suppose). The house and amenities were great.

Decent rental for the price. With it being hot during our stay it would have been nice to have ceiling fans in all three bedrooms since we were limited on how low we could set the A/C and warned of the possibility of the A/C freezing up if set below 75. Called the office with a question, but never heard back. Luckily my son found the folder with the house instructions. With the trash being picked up early in the week and our departure on the weekend we had to search for somewhere to dump an extra trash bag otherwise being charged for having it in the house. Small pool in the back yard was nice, but next time I will spend extra $$ on a nicer condo as our family did in prior years. Thank you for the rental.
